Address Verification

Various methods are used to verify that the property in question has been located. In normal circumstances only direct contact with the owner of the property, and at the property, will suffice as a “one source” verification. Three or more methods are normally required if direct contact is not made.

Several acceptable address verification methods are:

  • verification with utility company such as matching utility meter numbers with utility company records
  • verification with neighbor that knows the property owner
  • legal records which include a photo

Photo requirements for address verification vary but there are many consistent problems with photos.  Here is a short list of photo problems you can avoid with a little care:

  • do not photos thru your windshield or side window glass – there is always a tint or reflection
  • do not include adjacent properties, adjacent property house number, adjacent property mail boxes or in general anything that might give anyone reason to doubt the validity of the address verification.
