Your Responsibility as an Inspector

As an independent contractor performing inspections for NMFS, you are responsible for completing each work order correctly, safely, and according to all instructions provided. Your performance directly affects NMFS, our clients, and your continued eligibility to receive work.
What You Are Responsible For
• Reading all instructions carefully
Each client may have different requirements. Never assume anything is “the same as last time.”
• Arriving prepared
Bring a charged phone, backup battery, pen, tape, postings, door cards, and anything required for the job type.

• Taking all required photos
Every required angle must be taken even if it seems unnecessary.

• Labeling photos correctly
Choose the photo label that best matches what you photographed.

• Using only fresh photos you physically took at the property
No Google Maps, no screenshots, no old photos, no reused photos—ever.

• Using the InspectorADE mobile app
All photos must be taken through the app so they contain full EXIF and GPS data.
• Uploading your inspections immediately
Do not wait until the end of the day unless absolutely necessary.

• Updating comments when required
If you corrected an issue on a Follow-Up, you must document exactly what you did in the Comments tab.
What You Must Never Do

Never take photos from Google Maps or other online sources.

Never reuse photos from another inspection.

Never take missing photos at your own home to “fake” a requirement.

Never crop, edit, or modify photos.

Never guess if instructions are unclear—ask instead.

Never ignore Follow-Up requests.

Never upload an inspection without required comments or corrections.

Never skip safety precautions to save time.
Violating these rules will result in follow-ups, chargebacks, reassignment of work, or removal from the vendor list.
Accuracy Matters
Banks, investors, and servicers rely on your photos and notes to make real financial and legal decisions. A single incorrect detail can result in:

Doing the job right the first time protects everyone.
Timeliness Matters
All inspections have due dates.
Uploads should be done immediately after completing the job.
Delays cause:

Submitting on time is required.
Professionalism Matters

Your name appears on every inspection you submit. You represent NMFS when:

speak to an occupant

interact with a property management company or neighbor
